We’re proud to show the third & final of our set of 3 barn conversions; Barn C. If you haven’t already, you can read our case studies on Barn A & Barn B here.
This was an existing barn / outbuilding. Unfortunately before we were due to commence work the structure was deemed unsafe and had to be demolished so this is technically a new build not a conversion.
This means that Barn C is essentially a complete new build, but in true Benjamin Henry style, you’d never know! We have made it blend perfectly with the other two barns; full of character.

To start with it was identified that there was asbestos roof sheeting on and in the barn, we got this professionally removed & disposed of before starting any other work.
Due to the walls being condemned we had to remove all the old building & dug new footing. We saved all the stone, which was used on the face of walls at the front & on the sides.
Work started to dig the new foundations & it started to take shape. We used traditional brick laying techniques & natural stone to make sure it not only closely resembled the original structure but also matched Barn A & B.



Due to the time of year, it was decided to put a temporary scaffold roof over the top so that we were not slowed down by weather. We also put in a bird cage scaffold so that we could safely install the green oak trusses & the rest of the cut roof. We also kept it up to allow the insulation, plaster boarding, plastering & decorating.
We had the green oak trusses made off site then re-assembled & installed them onsite, another advantage to having the tin hat was to avoid water marks so we could limit the amount of sanding required during the decoration stage of the build.







Due to the removal of the old barn, the heating system had to change. Our client decided to go with an air source heat pump which also powers the underfloor heating throughout.



Our clients decided to seperate the large space & added a bedroom onto the end of the main room. We created the bedroom stud wall under one of the oak trusses so that they could still see the beautiful oak truss from either side.




We installed a wet room, working closely with the client to make sure it is what they had envisioned, whilst also helping them with the practical elements and restrictions.
Due to limited floor space, we came up with an idea to put a flat ceiling above the wet room with an access panel on the side (as the rest of the ceilings are vaulted) to allow for storage.

Our electrical team, Benjamin Henry Electrics, did a great job at wiring this barn including adding tiltable feature downlights so that we could focus the light to get the best coverage & even brass external lighting & exterior sockets.
Barn C is as beautiful as it’s neighbouring Barns A & B with amazing views & settles well into its environment.
This is how it looks now completed –






We got a HETAS registered company to install a wood burning with a slate hearth.
You may notice a rather interesting addition to the vaulted ceiling & beams – our client is a keen bell ringer & this contraption was fit to enable practise whilst fitting in to it’s surroundings as a feature.










Moving through to the bedroom, we made a tall fully glazes oak internal door for the bedroom to allow as much light to flow between the rooms. This coupled with the velux windows means light floods through the entire space.
