Barn B is the 2nd barn in a series of three barn conversion projects. This was actually the first barn to be completed and our clients lived here as temporary accommodation whilst their main residence, Barn A was completed. You can read our case study on Barn A here!
The structure of the existing building, used as a storage area and stabling, consisted of concrete blocks with a corrugated sheet roof and an open front.
The majority of the old structure was unsalvageable so we ended up removing all the concrete blocks due to the footing not being viable. After stripping back all that was necessary and clearing the site we were then ready to start work reconstructing.
Working within the original barn’s footprint and with the guidance from the architects plans, we dug new footing and instead of tanking the stone retaining wall the architect and Benjamin Henry created the idea of have a second skin of blockwork on the inside with a tied in gutter in-between and ventilation to remove any moisture.
We created the concrete staddle stone in our custom-made former due to the listing requirements to match the style of the previous stones that were no longer structurally viable.
We had our stone mason laying stone up to DPC level and the blockwork was rendered with a red lime mix.
On the roof we put powder coated galvanized corrugate sheeting with the drip stop backing and mounted solar panels on top.
For the front we made green oak framing with a hexagonal profile on the pillars.
Internally our team got to work to transform this blank space from the ground up.
- Our electric department carried out 1st & 2nd fix.
- The interior was sprayed by our decorators, making sure to protect the windows and doors
- There is underfloor heating throughout the building, powered by a ground source heat pump, which we was installed and is extremely effective
- Our carpenters built the sauna and put together the kitchenette
- Our Joiner build the down oak external doors in our fully equipped joinery workshop
- Our stone mason faced the steps and the upstand on the wall between the main rooms
It took shape and our delighted clients moved in for a while whilst their main residence, Barn A, was completed.
This space now consists of two main rooms with steps in the middle.
The first is a large games / family room.
As you come up the stairs, you go into the second room complete with kitchenette.
There is also a fully insulated storeroom at the end with external access only.
Through the door is a shower room, W/C and a sauna.
Barn B is a real show stopper with the oak framing and hexagonal pillars to add character. The inside is light, spacious and versitile for functional everyday living.
We at Benjamin Henry Ltd are proud of the hardwork completed by our team – we look forward to sharing the final part of this multiphase project, Barn C with you next month.
